AMATHUSA
COASTAL HEIGHTS

Eveline Kennedy and Mark Stradling are in no doubt they made the right choices.

WHEN Eveline Kennedy boarded the flight to Cyprus last year she had little intention of buying a property.

Her experience of golf homes in Spain and Ireland had left her a little wary and she was really only after a short break in the sun. That is, until she entered the Hestiades Greens show villa at Aphrodite Hills.

“It felt like home the moment I walked in through the door,” explained the mother of three.
“In a word, it was perfect. Very tastefully decorated, the garden was just beautiful, and only 15 minutes from Paphos airport.”

As a keen golfer, Eveline had originally looked at property nearer home in her native Ireland, but that fell through because of the golf club’s inflexibility.

Why not make an equitable choice
when financing your home in the sun?
People have a number of options when it comes to financing a second home overseas.
For those of you in a position to, using savings is by far the simplest.
Getting a loan in the country that you are buying from is another option, which can also be very competitive.
For example, Cybarco, in cooperation with local banks, offer their clients loan facilities. Buyers can chose to borrow up to 70% of the property’s value in Cyprus pounds, over a term of 25 years, or chose another currency as GBP, EURO, US$ to be paid off over a 15 year period.
The Cyprus property market has risen rapidly in the last five years, driven largely by the strong demand from abroad. Most analysts anticipate this market to grow even further, fuelled by lower interest rates in Cyprus, which are part the island’s commitment to enter the Euro Zone by 2008.
The Euribor, which is the European equivalent of the Bank of England base rate, is 2.84% (Prime rate January 18, 2006, while the UK’s base rate is currently at 4.5% (January 2006).
However, many purchasers find it feel more comfortable remortgaging an existing property and release the equity within it, which is whatever value it’s risen by since you bought it.
This option is particularly attractive for buyers from the UK who have benefited from the recent property boom.
According to one of the UK’s biggest lenders, the Halifax, the average house price has soared from í61,369 in 1995 to í160,900 today, an increase of 161%.
Working out the equity in your home is dependent on when it was bought and where it is, but as a general rule anyone who has bought a house around five years ago is likely to have a healthy amount of equity in it.
The simplest way to realise the equity in your house is to approach your existing lender, and apply to remortgage. The amount you can borrow is limited to not exceeding the loan-to-value threshold of your property.
The process will involve your lender carrying out a survey on your house and income checks in order to verify that keeping up payments will not be a problem.
If your current lender doesn’t come up with an attractive deal, it may be an opportunity to switch lenders and use the move to raise the extra capital required.
Doing this may prove even more beneficial as you may end up with a better mortgage deal than what you are paying for already.
It is estimated that around one third of mortgage borrowers are currently paying their lender’s standard variable rate, which is typically around 6.8%.
While switching to a cheaper discounted, tracker or even fixed rate could save you a fortune.

PISSOURI PROPERTIES
Don’t get lost in transaction: be smart when you exchange money
Foreign buyers could lose thousands of pounds when transferring funds abroad if they do not select the appropriate contracts and mistakenly choose their High Street bank to undertake the transaction, according to a leading UK foreign exchange brokerage.
Many people talk to their bank when they require the funds to close the property deal, but doing this leaves them at the mercy of the current day’s exchange rates.
However, by using a forward contract the unpredictability can be avoided. This means the individual can rest assured that they will have a set amount of money at an agreed time – no matter what happens to the exchange rate in the future.


For example, if buyer required CYí200,000 to buy a house, and the completion date was set at 12 July 2005. When they first saw the house in April Sterling stood at 0.831786 to the Cyprus Pound, meaning the property would cost around í240,446.However, when they came to make the payment, the Cyprus Pound had strengthened to 0.791777, which brought the actual cost up to í252,596, í12,000 more than in April. Had the buyer secured the currency with a Forward Contract the extra cost could have been avoided.
Another issue that few people address is the rate at their local bank for large currency transactions.Many banks offer foreign exchange to their customers at ‘tourist rates’, which are fine for holidays but are far from the best rates available when it comes to large sums of money.If there is a chance you are going to need a large sum of foreign currency it is advisable to start shopping around straight away in order to get the best rate and the best type of contract to suit your requirements.

PISSOURI PROPERTIES

Perils of house-buying in North Cyprus
AT first glance the option for a potential overseas property buyer opting for North Cyprus looks like good value for money.
Distance from the UK is the same, it enjoys the same fantastic weather as
the rest of Cyprus and the properties are around 20 per cent cheaper than the equivalent on the rest of the island.
Too good to be true? Well, yes. The house or land on offer may in fact
have a claim on it from a Greek-Cypriot who was forced to abandon the property during the 1974 Turkish invasion.
Ever since Cyprus joined the European Union (EU) Greek Cypriots have been returning to the North, claiming their rights to their old homes or land through the European Court of Human Rights.
The British High Commission in Cyprus strongly recommends taking independent advice before opting for property in the North, and warns of the potential for litigation against any purchaser as well as the other problems associated with living in the Turkish Republic of Northern Cyprus (TRNC) that is only recognised by Turkey.
The recent boom in the North has been fuelled by developers from Turkey rather than by genuine demand. One of the tools used by sellers of property in the North is to offer title deeds that predate the 1974 invasion.
But the risk still remains that these documents may be false. This opens the possibility of not being able to then sell the property. Perhaps the most telling of the level of risk involved when buy in the North is the fact that no mortgage lenders operate in the occupied areas. And if a lender will not lend on a property then there has to be a serious question mark over the legality of the title being offered with the property.
